Proceeds fund six data halls with 352 MW of IT capacity plus a substation on a 521-acre Nueces County, Texas site leased to an AA- or better tenant. The important part for HUT holders is structure: the debt sits at the project level and is non-recourse to Hut 8, letting the miner scale AI infrastructure without directly loading the parent company with the obligation.
